Sorry esmith but I guess you have never been to Encinitas. Rosebay is in Pacific Serena or what we locals call Geritol Hill. It used to be a 55+ community but isnt age restricted. It is VERY MUCH NOT an SFR. It is a duplex attached at the garage.
I have seen houses like the one you mention in VP sell in the mid 600’s.
I am actually about to lose a bet with a colleague that we would see an SFR close in Encinitas on the MLS below $500K in 2007. We may get to 399K but that would be a stretch IMO.
