PW I am like the black sheep of CAR and NAR. They don’t like me and I don’t like them although there are some sporadic measures they take that are actually in the interest of the common joe. That said I don’t know what the statistics are. My “guess” would be that whatever the value was in the 70’s/80’s is now less time. 5 years sounds good to me but I think the demographics of a neighborhood plays a big role you know what I mean?
