I’d be happy to run through scenarios on the properties I have sold (listed or buyers represented) to test them out.
FWIW, in still “way overpriced NCC” my house in one of the primest neighborhoods there is now worth about 50% above its 2000 value. Makes it seem alot more reasonable than I would have thought.
