I had to disclose that I planned to take a dining room fixture with me when I sold my house. I also had to buy and install a replacement (not as nice… no one said it had to be nice) before closing.
My understanding is that things that are physically attached are assumed to convey… So kitchen cabinets convey. Shutters that are screwed in, convey. The curtain rod brackets convey. The actual curtains are up for negotiation. Light fixtures (wall or ceiling mounted convey). Lamps do not.
