I am not a realtor and despise the inefficiencies in the real estate commissions. However, builders do pay a co-op if a realtor brings in a buyer. If you, as a buyer, think you can get this coop on your own, go for it. Otherwise, a realtor can spend one hour to come in, get the coop and give most of it back to you (provided you negotiate this beforehand).
