The sandicor numbers cannot be corrected by Sandicor.
Guys please understand what Sandicor is and what it does. Sandicor is a seperate corporation that basically runs the Multiple Listing Service. SDAR is the San Diego County Association of Realtors. To be a member of SDAR you pay dues and percentage of your dues goes to pay for MLS access. The MLS is an advertising service for local Realtors to list homes. That is all it is, nothing more and nothing less. The MLS listings are distilled and essentially SOLD to 3rd party providers like realtor.com, redfin, etc…IDX services also are a way for websites to display MLS listings.
Sandicor has NO knowledge at all of any private auction activity. REDC is a private auction. Similarly Sandicor has no knowledge of builders sales unless the builder marketed the home ON the MLS.
Now as for Dataquick, this is an entity that uses the MLS totals but they also get sales data from other sources. As a reporting entity, Dataquick should either monitor sales at private auctions, or better yet, simply monitor recordings on the property tax rolls.
Hopefully the above text helps people understand the reporting of the data and the limitations…
