You said it, AN. TODAY, they are “hiring like mad.” What about tomorrow??
MM market is “semi-HOT” right now because it is “affordable” and employees who are just starting out (working in 92121) can AFFORD to buy there (as opposed to UC, DM, SV and LJ). Truly, I’m not trying to “condemn” MM! I have nothing against it. It is in an excellent location for SV workers.
What if any of those medium-sized or large firms decide to move to the state of SD .. or LA? It’s been “done” before, you know.
All I’m saying here is that the typical construction and interior location of MM is not necessarily “desirable” to the masses but for its easy access to well-paying jobs. You must agree that it is 100% ALL on tract! Really, I have no problem with the area … in general … except it tends to be hot in the middle of the business day … but so do many other areas of SD County. In addition, there are other areas of the county that suffer from the same construction defects as MM.
I KNOW that MM is your “hometown,” AN. You are fortunate in that MM is/was a good place to grow up. There’s really nothing wrong with it. I’m simply stating here to “caveat emptor” (as a buyer). This applies to many communities in SD (other than MM).[/quote]
BG, with all due respect, AN isn’t cheerleeding MM for MM sake… Anymore than one might construe you having a bone to pick with any area that isn’t your hood…. It’s almost as if you’re like “well, I hope it doesn’t change, because if it does, I’m right,neener neener neener…”
You’re right, a lot of things *could* happen. Heck, a meteor could hit California, and sink the entire state into the ocean, making Nevada ocean front property…. In all seriousness, I wouldn’t mind if you were right, if your working on the ground floors, with *current* data to support your conclusions,….It would be noted, it would make me think, as what anyone who is out there reporting what they see makes me think….
That’s why I asked you about the MM construction defects you mentioned. Because if you have data to suggest there are outstanding construction defects that would be relevant to affect a home price, I’m all ears…Afterall, why else would you think it’s important to bring this up?
I think some of us are here to read what others working on the ground floor these days because not all of us can be out there looking every moment of the day…So at least for some of us, we appreciate what others who are working in the field actually are sharing with us. Whether each of us chooses to believe it or not, it’s an individual preference.
Because the bottom line is, when folks are reporting that MM is “hot” right now, it means I can spend less time looking right now and more time looking elsewhere or none at all…And when others tell me that they are having problems renting out property X, I can say oh crap better make sure to adjust accordingly. For me, and I suspect for some people on this board, we’re just trying to get information to make informed guessimate decisions….That’s all. (exceptions are probably off-topics, which I’m guilty of cultivating myself :()
FWIW: I don’t care if a house is made out of cardboard. If I could rent it out and cashflow it with good returns, without getting shot, and without getting convicted of a crime, to someone that wanted to so be it….
So like I’ll share. I’ve made a few offers on a few prospective properties in MM within 1-2 moths, all of them came back as a multi-counter-offer scenario…I didn’t participate from that point onward. In hindsight maybe I should have on one or two of them…But as folks have pointed out to me too, there’s always next time…So…well, I don’t know…
