Agree with localguy. If someone can purchase a resale with upgraded interior and also fully landscaped for less than $150k above a new home asking price, that would be a better deal compared to the new home.

As for Stonebridge, it is at a much higher elevation at 1000 feet. Therefore that ocean breeze localguy talks about makes a lot of sense. Goes to show one can’t go around making micro-climate temperature forecast on neighborhoods based purely on distance from the beach.
