One other thing to think about is how you will get in and out of that neighborhood. It is deep into SP and you will have to drive a lot of surface streets with stop signs, people walking, etc… to get to any highway. I would do some test drives to see how long it takes you to get from the 163, 805, and 5 into there. And the other way of course, during times you would normally be making the drive. I prefer NP or SP closer to downtown for this reason.

We lived probably 1000 ft from that house one summer. Concho is spot-on about the drive, I can remember that at the end of 3 months I was very frustrated with the amount of time it took to get to 805, which on a map seems like a hop, skip and jump.
On the plus side, most of our neighbors were the nicest, friendliest people. I was invited into more homes during those 3 months than I have been in the 3 years in my current house. Did have a couple of real freaks for neighbors though, too, so I guess I would call the area eclectic at best.
Would I buy there? Probably not because I like bigger, newer homes. But most of the people who did live there loved it. It’s all good.
