Not sure where you got your numbers but here are some from the MLS for dettached homes.

jan 07 – 28
feb 07 – 30
mar 07 – 55
apr 07 – 48
may 07 – 41 (should be a couple late reporters added)

apr 04 – 69
may 04 – 42

apr 05 – 43
may 05 – 58

apr 06 – 44
may 06 – 43

Also, inventory is significantly lower this year than last year which means buyers have fewers choices. Whether more inventory would produce more buyers or confuse buyers is unknown.
