CB, these are the April closed sales for previous years in 92130:

Apr. 2006: 121
Apr. 2005: 122
Apr. 2004: 54

The 2007 numbers also include new houses which were sold through MLS which was not the case when the market was hot and the speculators were scooping up the houses straight from the developer.
