I would probably need to go with what I think waterboy is going to say, If in a nice area, then yes it maybe worth redoing the whole thing (or at least a good part of it), but if we are talking someplace like TV, It would be better in most cases just to sell it for what you can get then buy something real nice down the road a bit.
