Ox, you were doing so well, then you went with, “move in with my girlfriend now that my divorce is final” angle. I have so much advice for you and none of it has to do with real estate. C’mon, you made parole, enjoy it a little.

Here’s the plan:
-Rent something small in SEH or wherever you may want to buy.

-Pick a townhouse or something small, it will be cheaper and there will way more divorced women floating around (community pools and gyms are good).

-Spend a year or two watching the market and learning if you like the area, date as many of the divorcees and once you’ve burned yourself in the complex, go buy a house. Then never date any of your neighbors once you buy because they won’t go away and neither will you.

Then you will be a couple years out of the marriage and your vision is more clear about a potential mate and a potential house.
