I have a friend who owns a unit there. She bought pretty close to the peak. She no longer lives there, but still owns it and has it rented out.
I went to the HOA meeting with her when they were proposing a one time assessment of around $15000 for each owner. This was mostly to cover deferred maintenance issues, the major one being repairing/replacing some of the balconies. I don’t know what ever happened with that, but they did raise the HOA fee.
I could ask her for an update if you’re interested.

The one time assessment never happened because (not surprisingly) the owners voted it down. Most owners feel that if there is a problem with their particular balcony – they’ll fix it themselves. Most of them don’t even get used, particularly the ones off the 2nd floor.
The units in this complex are pretty nice, with a much lower HOA fee, but they are a bit more expensive.
