    hi,
    i am interested in this community, price is pretty affordable for a single income earner, however one thing that is bugging me is the 415 per month HOA…

    Why is the HOA so high for such a complex?

    I am attributing it to high foreclosures and short sales, however, is it going to keep climbing?

    I love the linda vista area due to it’s proximity to downtown and beaches, however the HOA is really turning me off… and it’s not tax deductible if i am using the condo as my primary residence.

    Any thoughts? i am a first time homebuyer and don’t wnat to get into any trouble as far as increase HOA fees in the future

    I have a friend who owns a unit there. She bought pretty close to the peak. She no longer lives there, but still owns it and has it rented out.

    I went to the HOA meeting with her when they were proposing a one time assessment of around $15000 for each owner. This was mostly to cover deferred maintenance issues, the major one being repairing/replacing some of the balconies. I don’t know what ever happened with that, but they did raise the HOA fee.

    I could ask her for an update if you’re interested.

    That would be awesome. I would like to know what was the original Hoa before assessment and when assessment started. Thanks in advance

    When my friend purchased her unit, the HOA fee was approx. $197/month. Then they realized that they were underfunded and began gradually raising the fee. The last fee hike was from approx. $380 to the $415.

    The one time assessment never happened because (not surprisingly) the owners voted it down. Most owners feel that if there is a problem with their particular balcony – they’ll fix it themselves. Most of them don’t even get used, particularly the ones off the 2nd floor.

    The units in this complex are pretty nice, with a much lower HOA fee, but they are a bit more expensive.
