I like Tierrasanta. It’s quiet and seems like a nice place to live. Almost bought a home in there a few years back.
Most of Tierrasanta was built in the 70s and 80s. The property you are looking at is a relatively new development.
There’s a small shopping center at Santo Rd and the 52. You could probably walk there.

I enjoyed the parks and open spaces.
But I didn’t like the jet noise from MCAS Miramar.
And my wife didn’t like having to drive all the way to Mission Valley for shopping.
