I would also add to the equation that the government (both local and fed) has and will continue to do what ever it needs to do (inflation or fairness be damned) (the other outcome is just too dire to think about).

Just my personal feelings but I think the Temecula/Murrieta ares are already there,
I think I heard that the affordability index for the ie is about 45%.
That’s pretty high IMO
