Just like you we have been watching the market in Santaluz closely. Many homes in the gated community have been on the market for a long time without price reduction. A few weekends ago there were over 10 open houses in this community. One of the agents told us that some of the homes were bought by realtors in the hope of a quick sale and were never occupied. I can’t imagine that any of these homes will be sold at the current asking prices! We are therefore also waiting for a price reduction before making a bid.

My sheer speculative guess would be 20% in the next 2 years would not be outlandish. Could be a bit more. You just need to be patient and hope that some of these homeowners lose thier homes.
