    I have been tracking the CV market a little bit and found something interesting to share. The overall inventory has been increasing painfully slow this year, right now just around the November 2007 level.

    What’s interesting, though is that the inventory of condos, which might have been mostly affected by the subprime frenzy, is decreasing. On the other hand, the inventory of SFR is going up.

    How should we interpret the market condition? Is it a sign that CV will hold out OK, especially once the cheap USD gets everywhere in the trash? Or are we seeing the fuel moving up the ladder to burn it out?

    Well CV is indeed interesting. I have a few people who have been THOROUGHLY frustrated by the activity there. They were really hoping to get a 2500 sf home for the mid 700s and it just is not happening. Right now the active pending ratio is 171 actives and 53 pendings. Out of those 53 pendings, 18 of them are under 800k and just one of those is a 3k sf home. Once again, a few good deals here and there but not great homes. It is going down, don’t get me wrong, but it is being sticky sticky sticky. It is just….. going…. to…. take ….. awhile.

    The condo price in CV had been dropped 20 ~30% from the peak, and keeps going down even with decreasing inventory. With more supplies of SFH, what would you expect to see, Joe?

    Newcomer the ratio for attached homes are 83 actives to 32 pendings. Now that may be thought of as really bad… however I think it will get worse as the summer wears on.
