    The early phases of SEH are now dropping into 2003 territory. The 2005-2006 phases of of Questhaven are all 25% or more lower than 2005. Let’s look at a few near the town center that were built in 2001-2002. All are in the 2800-3000 sq ft range.

    1543 Copper Court – $720K in April 2004, listed at $639K.

    1655 Sagewood – $610K in Dec 2003, listed at $669K but all comps 600-625 (on the market for 185 days)

    There are several other examples like these. One agent conceded to me that 600K is the right price point even though thy are listing all of these houses at 650K. All offers are coming in 10-15% lower so she says they list higher to keep the price point. Obviously that can’t last long. She also mentioned that all of her listings have to sell.

    We should see SEH in the mid 500’s by mid-year.

    1589 Archer – Bought in 2001 for $450K…listed as a short at $650K!!! Looks like those 7-series purchases came back to haunt them.

    We’re fortunate that those parts are dropping at all. There isn’t much distress there.

    Questhaven and Old Creek Ranch are where all the fun’s at. There is at least a dozen of REOs in Questhaven and most of them seem to be unlisted (yet). And plenty more are coming.

    Questhaven and Old Creek Ranch are where all the fun’s at. There is at least a dozen of REOs in Questhaven and most of them seem to be unlisted (yet). And plenty more are coming.

    Well according to the realtor I spoke with today at a SEH open house we should buy now before the Albertons opens. Then lookout because prices are going to shoot right back up. She looked me right in the eye and said it folks.
