It’s a sign that the decline is over and the market is turning around.
Just kidding. It’s probably a typo. The house across the street (6851 Rockland) is 200 SqFt larger, looks to have a little more curb appeal and has been marketed continuously for the last 18 months, and they haven’t been able to sell that one yet. It’s now listed at $475,000 – $539,000.
In the last 6 months there have been 4 closed sales in that neighborhood of homes of comparable size and age to this one. Interestingly, the sales prices for all 4 sales are grouped between $420,000 – $422,000. The most recent of these sales was back in September, meaning no comparable closed sales in the last 60 days.
Gee, I wonder if the listing agent meant to list this house at $409,900?

December 19, 2007 at 8:58 AM #120625(former)FormerSanDieganParticipantI’m guessing it’s massive inflation induced by the influx of foreign buyers speculating about the bottom of the real estate cycle in San Diego or much less likely, maybe some idiot mis-typed the price change.

December 19, 2007 at 10:30 AM #120746crParticipantYou can ask what ever you want for a house. Doesn’t mean it will sell.
Why though? Maybe they took out another HELOC, and bought a Plasma TV to offer as an incentive to a buyer.
Here’s the link. You can email the agent and try and sell them some swamp land.
