Looks like they just buy from people, not wholesale from banks or anything like that. And they need to find a more attractive spokeslady…

They pound the pavement, buy cash on the cheap, and turn and sell, touching nothing, for a ‘discount’ to serious investors.
Or is ‘wholesale’ code words for ‘no inspection’.
I need a third option on the voting. It’s not an outright scam like three card monty, but it’s not buying a CD at your local credit union either more like volunteering for getting pitched timeshares for the free vacation. Without the vacation.
Call them up, don’t you think you’ll know within minutes if they’re just fishing for a sucker?
But, IMHO, where’s the line between hustle, hustling, a little sleasy, sleasy and scam?
Buing & selling used cars, selling/repoing used cars to poor credit customers, RE is the new used cars of the 70s for the wannabe 1%ers.
Is it any different than trading stocks?
or buying an abandoned storage unit and ebaying the contents?

There’s nothing wrong with There’s nothing wrong with their business model — that also doesn’t mean that you have to play their game.
It’s no difference from buying fruit in bulk from a farmer and retailing it for 3x the unit price.

I had some experience in I had some experience in flipping San Diego. The margins are very tight and there is a lot of invester money. You don’t have to advertise to sell wholesale. Sell anything with a margin and it will be snapped up. There is enough invester money to probably buy 10%+ of all homes in San Diego at any given time. They are either fishing for properties to purchase or finding retail buyers. They will put you into a how to buy class and find you financing with little or nothing down. Then they will sell you a property at full retail price. There are no secrets to real estate, no hidden buyers clubs. Most of the flips today are short sale listing agents working with invester groups to get both ends of the listing, and then relisting with same agent. Nothing new, just repeating the same that has been said before. Still some deals to find at the Court Steps, but margins are tight and deals hard to find.
