That said, I think “pockets” of SD are suffering while wealthy coastal areas definitely are not. I was in Encinitas recently on a Tues night and went to an average restaurant that had a 40min wait. The upscale Otay Mesa shopping center wasn’t very busy, but still had quite a few shoppers- who knows if they are buying and I’d never been there before so can’t say if its ever packed. The restaurants were packed with people eating out.

I think its easy to look at price and well staged homes, but not so easy to evaluate the other details, such as construction, schools covering the entire age specturm, neighborhood upkeep/culture unless you have context based on history or experience. I’m really not familiar with the nuances of North County, schools, construction, etc so this is all great information. Come to think of it, I don’t think I’m really that familiar with any neighborhood when you break it down by community within the same zip code or when you go 5-10 miles in any direction of a given spot. I’ve been very “casually” evaluating the market for some time now and the devil is always in the details.

Not so crazy about the green carpet on the first listing, but both of these homes seem to need less updating and are closer to the beach.

I walked through there this weekend and the one thing that I kept thinking was, how strange that on a Saturday the neighborhood feels like a ghost town. There were very few garages open, very little life and activity. I saw only 1 kid biking. It was truly strange, I felt like I might as well have been in the middle of nowhere.
In a walk through Pienza which I’d never seen before, I couldn’t want to get out of there because the houses smelled – I suspect it was the disgustingly cheap carpet installed in the model homes. Or maybe it was the fridge in one of the models where upon opening, you couldn’t help but be overwhelmed by the smell of rotting food. The houses felt cheap and poorly built. From the fixtures to the outdated glass sliding door closets.
I agree with the poster that said if you compare the John Laing homes in La Costa to the ones in 4S, the layouts are much nicer in La Costa.
