I think something towards the I-15 might be more central, though. There’s an Oggi’s near Carmel Mountain road that would be good. Any night but Sunday or Monday works for me. Let’s do it.

They’ve built one new shopping center in the last 10 years. I don’t think that’s going to suddenly change the premium you pay to live in Carmel Valley. And, unless you’ve got a different definition of “walking distance” from most people, there aren’t services within walking distance of most homes.
Sure, the important difference in commute is time, not gas. But that’s no different than it was before. Nothing is different than it was before. And when it all shakes out, the price difference won’t be either.

If CV was worth 20% more than another area before, it should be worth 20% more now. Traffic hasn’t changed that much. And an extra buck a gallon for gas doesn’t add up to enough to change the equation that much. And all the other stuff listed is also the same as it was a few years ago. As prices in the higher end areas continue to fall (later in the cycle than the other areas, as usual), CV should fall with them. The greater price difference than the historical one between CV and other areas is temporary. The market will sort it out in the long run as people refuse to pay more for a CV premium than it’s worth.
