Participant@Scarlett: The place I am referring to was in Morada right up against the 15 freeway. When I approached the front door, and turned 180°F around, I could see the wall which was preventing me from running into the freeway. Way too close!
I agree with you that the exact location matters. Hard for anyone here to really judge noise based on a few facts.
I would be fine with a little light white noise. What I experienced looking into places that backed into Poway/Pomerado were potentially tolerable. What I saw backing into the 15 was intolerable.

ParticipantI only have experience along the 15 in Rancho Bernardo (Vista Del Lago). Saw a wonderful place right up against the freeway. Opened the window in the Master Bedroom and could barely hear myself think. Dear goodness, NO!!
I thought hearing major street traffic along Poway Road and Pomerado was bad.
Higher up = prettier views = less absorption of noise
But really there is a varying amount of concern based on the specific situation. From my experience along the 15 freeway, I would say that it is definitely a deal breaker. However, I have no idea how your potential place compares to where I was in terms of dB. You did state that you are two blocks away, I would think that the noise would be minimal at that point if you are facing the right way.
Personally I would like the option to open my windows, sit in my patio/balcony, BBQ outside without being constantly attacked by urban music.

ParticipantI just wanted to comment that we’re in a bit of the same boat, except looking at different areas. I’m focused on RB/PQ/CMR/SS/SR and I work in RB.
Also looking to rent out one room once I buy with the potential to keep the property for cash flow once I move/upgrade.
=)
In PQ and in that price range, there is only really Casablanca. Personally, I don’t like Casablanca and I have no experience with CV.
I would also take into consideration ease of renting once you are done with that place. Has there been a lot of CL activity with rental places in CV?
sdr pointed out in another thread that the 1/1 will give you a better cash flow. have you considered buying a 1/1 (and not renting for the first give years) and just renting it out when you are done with it?
