ParticipantIf your house is not that nice, and you’re thinking your market is investors who will want to turn it into a rental, don’t bother.
However… since it sounds like you have a nice house, in good shape, in a family oriented neighborhood, I would absolutely suggest staging. While most piggs think of buying as a logical process, I assure you that most buyers are highly emotional. And the most important thing is that they walk in and think, “ooohhhh, this is nice. Oh, and look, a nice room for my kid.”
Just my 2 cents.

ParticipantSeems to me one of the more interesting aspects about the entertainment business is how stories in TV and movies have changed in the last twenty years. When I was in High School (early 1970’s) I would go to movies and the stories would be intelligent and well thought out. At that time, tv shows usually had thin to non-existent stories. What stories they did have were very formulaic.
Nowadays, it’s the reverse. TV shows can be very involved stories that challenge the viewer just to follow the plot. (Game of Thrones, Homeland, etc) While movies now are based on comic books or over the top hero stories. Most movies I’ve seen in the last 5 years have stories that are so thin that it’s shocking they got made into movies.

ParticipantI’ve had pretty amazing luck with JBWeld. It is strong. But if you are trying to plug a leak with oil currently leaking out, I’m not sure how well it will adhere to the oily metal. Long term I would definitely get a new transmission cover.

ParticipantMight be something unique to your settings. I used to use Security Essentials and when I updated to Windows 10 it automatically switched to Defender and enabled it.

I often wonder how much faith to put in Shadowstats. Can you back your claim up with some real data? Solid evidence that they are not reliable?

As moneymaker points out, this seems to be intermittent. As of this morning it is working for me.

Participant
What % of assessed value do you think is fair?
Fair is such a subjective thing. (Even though we like to think there is some universal “fairness”) Are any taxes fair? What makes one tax fair but another not?
Do you think the % of assessed value should be progressive based upon worth?
Are property taxes progressive anywhere? I’ve never heard of that. I think it would lead to people coming up with schemes to split their property assessment somehow.
But to put all this in relation to our current california situation, I would think that simply repealing any ability of heirs to inherit property assessments, and for reduced property assessments to only apply to principle residences would be good start.
Personally the thing that really bothers me is I know several of my neighbors are living with very low property taxes and declaring residency in a state with no income tax. Not only do they pay no CA income tax, they pay almost nothing property tax wise. People like me are carrying them and that doesn’t seem fair. (Darn couldn’t avoid that word!)

Using Firefox 40.0.3 if that matters.

Participant
Dumb question. Does prop 13 protect tax rates even if you move out and turn the house into a rental? I assumed you had to be an owner occupier to benefit. I thought prop 13 was meant to protect old people from having their fixed costs change.
Not only does it protect rental properties, it protects second houses that you don’t live in, and surprise, surprise, commercial properties.
Here’s an article lambasting the tax break that commercial property owners are getting from this system.

Couldn’t agree more that this is totally wrong and needs to be addressed.

http://www.newsmax.com/Newsfront/ed-klein-bill-clinton-hillary-clinton-donald-trump/2015/08/09/id/669253/%5B/quote%5DWhether or not Bill Clinton had the foresight to see what Trump would do to the Republicans, you have to admit that this is huge plus for Hillary. The more disarray there is in Republican ranks, the more the candidates must move to the right to gain the support of the conservative base. That allows Hillary to move to the center which makes her position that much stronger.
And at this point the Republicans have a very difficult position. It’s unlikely that Donald Trump will drop from the race gracefully, which means he either gets the nomination or splits the party. Either case is a big win for the Democrats.

Participant
My dilemma right now is my agent; he doesn’t want to work to resolve this; he told me to pay the whole $2400.
And by the way… in case it’s not obvious, get a new agent if you plan to continue looking for a house. Any agent who doesn’t want to work to resolve this is not doing his/her job.
