This is perhaps a silly question, but with active vs. pendings are the pendings a subset of the actives, or counted separately?
For example, if actives = 100 and pendings = 50, does that mean 1/2 of homes (50 out of 100 total) are pending, or 1/3 (50 out of a total of 150)?

WaitingToExhaleParticipantAs a member of the “highly paid biotech” workforce, I can vouch that most of US can’t afford to buy homes, either. As I’ve mentioned in another post, I keep staring at the hundreds of homes at 800K and up and keep wondering where are all the people that can can afford those things? A minimum of 2-household income at 100K each for the 4X salary maximum that used to be the standard.
Pigginton has answered these questions, I think, in that there just are NOT that many people that can afford them. Banks were just handing out crzay loans because all of the middlemen could make money regardless of whether the borrowers could make good.
FormerOwners point about the big cheeses making location choices (particularly in small biotech) is a good one. Since the executives tend to live near the coast, they want the company near the coast, nevermind the possibility of available lab space inland.

I’ve been looking at all of the houses around for the past few years, since my income rose to what I WOULD have thought was a pretty respectable level… and for the life of me I have not been able to determine how there are so many people that could afford all of those home.
While I do not want to wish current homeowners ill, I am desperately hoping for a large drop in housing cost so I can afford to buy. And with a maxium reasonable” loan of 3X someone’s salary, that comes to $183000 per year to buy the median home in these parts. Ouch! Your $740K example should require a $245K yearly salary.
What am I missing?

WaitingToExhaleParticipantI’ve rented in Rancho Penasquitos for three years now after living in an apartment in Mira Mesa, and I work along the coast just up the big hill from Torrey Pines Reserve. My kid goes to school in Poway, so we’re split the difference.
I’m paying 2300/mo for a 4/3 (rent just got raised by 100/mo. You should be able to find a small 3/2 in RP to meet your needs for your cost. It’s about a 25 minute commute for me along the 56.
We like RP, and stayed in the area when the owners decided to sell the house we were renting a little over a year ago. I’m glad I didn’t listen to the real estate agent who was managing the property and told me I could surely get a loan for the $600K they wanted on the house. We wanted to stay, but I couldn’t figure out how I could afford the payments, even if I could get the loan (loan math says 4X of your yearly salary is the an absolute MAX, right? We weren’t making $150K year, and the numbers didn’t make sense to me regardless of what the agent told me.

There are certainly places elsewhere I’d like to live, it’s just I like not having to contend with the 15 to commute. Dealing with the 56 is annoying enough at times. Heck, I’d like to live in Ramona if it were not for the commute!

Out of curiosity, why not PQ? I’ve been renting in PQ for a few years, and given my work is on the coast, it seems to be a good compromise for my family of 4 given the costs of CV or really anywhere closer.
