ParticipantRents here actually go for 1800 a month. I been here 9 years that is why so cheap. These people move in after things go wrong. He bought that place with an arm and been there 1 year. I relate to the stucco boxes as bad because those areas go down fast once the foreclosures change the landscape and the people. If there are to many then only investors pick them up and rent to anyone including section 8 folks. Happened to us in the 90’s and I can’t bank our future on it not happining again that is why I like the land. BTW will they allow mobiles in De Luz? I know some parts of wine country they do.

RE did not shoot as high in the as it did 00-05 and as for the 90’s you could still get by for the long haul as of now most can only get by for a short time, meaning that most need a short term loan to buy the house and cannot live through a downturn.

ParticipantWe have over 100k saved and we are the only ones out of everyone we know. The idea of 10% population having about 70k is way to high. I think it is much much less. Wait till they start to factor in debt-to-income ratio like they always used to. That takes up a ton of savings which is dumb because who the heck would save at 5% when you have CC debts at 20% interest?
Now how many out there are debt free with 70k or more that buy median homes?
