cost of new roof (7k using best arc. shingles)
cost to restucco (5k) Mines starting this weekend for 2200 bucks
cost of new windows (15-25k) Mines were 3k for retros

cost to refresh kitchen (25k) I did mine with granite/limestone for 9k
cost to refresh bathroom (???)I did my bathrooms for 3-4k each including granite, all wood vanities, and update travertine tile.Just have to look for the deals/contractors and spend a ton of time knocking your price down.
Whats killing me now on price is the dang landscape. Its killing me trying to really knockdown the price. Thats why the next door kid spent 8 hours yesterday weed eating the acre lol.

Thats how I looked at it. Rent 1600 a month for 6000sqft lot 1200 sqft house. Buy with 43000 lot and 2200 house for 1867 a month. after tax break it drops me below rent at 1517 a month. Current rents in my location is 2200-2400 a month. The guy next door to me lived here 12 years before me pays 2800 a month (cashed out) and only 800 a year less in taxes and he only has a 27000 sqft lot. I am pretty happy we can roll out from here with living on 1 income.
