Very easy question. When they simply stop rising and fall in a 6 month timeline. The existing foreclosures alone would stall any price rises.

HUD will be taking the houses off banks, they did it in the past and they will in the future. This is a given as Congress is already talking about it.

The house sold in Aug 2006 for 445k. Guess what from Aug 2006 to present it is still empty lol. Larger houses on that same street are now asking 350k-389k.
I have saved over 100k by waiting.
That’s 17 months, almost 6k per month savings by waiting plus the current 3k savings each month. So by my math I have “thrown” a ton of money away by renting lmao (sarcasm off).
$21,700 paid in rent for 17 months so that is $78,300 profit and I was able to live somewhere during that time. Do you think the tax break would have givin me 78k in 17 months (and the houses I’m judging against are larger)? lol
