Participant
Why are houses just west of Rancho Sante Fe Road (Rancho Carillo Area) approx $50-$75K higher for the same square footage than Old Creek Ranch/SEH. Is it purely having Carlsbad Address? The schools are the exact same with Old Creek Ranch. I would not think Carlsbad address vs San Marcos Address hold a that much of a premium in the market place, but current pricing shows this. Any thoughts?
I’ve been trying to understand that for 2+ years – makes no sense to me. I can’t think a of good reason other than the Carlsbad address.
Like you said, the schools are the same.As you turn onto SEH road there is a sign that says “leaving Carlsbad” right before OCR. I call that the $100K sign!

ParticipantBe careful with the ppsqft. There are many 2200 sq ft houses that can fetch $230+ and also many 3300 sq ft houses that go down to 170 or less. Wide variety in SEH.
SEH could go down from here. Not as vulnerbale as Carlsbad or Encinitas but still subject to the next leg down, if/when that comes.

ParticipantSales activity has been pretty slow in SEH lately. There are a lot of houses on for 60+ days. In the summer they were going in the first few days.
