Participant
I don’t know if I should be embarrassed to say this…but what the hell.
I have no experience dumpster diving. I do, however, have a son who is apparently very experienced. He lives in a norcal old hippie town. Someone else mentioned the (urbanrealtor I think?) punk culture influence, and that’s probably where he got it. He knows what days of the week to go to what stores, bakeries, restaurants, distributors. He doesn’t get all his food this way, but a lot of it, shares it with his household, the household next door, etc.
I was visiting a couple years ago when one of his roommates came home with the weekly take from the commercial bakery. Expected a couple dozen loaves of 3 or 4 day old bread. Instead got a bag full of dope. Had to be 3 or 4 lbs. Not good shit mind you. Stems and leaves, no buds. Maybe remnants. But still.
Course that got shared all around too. The things people throw away these days.
Funny thing.
I have a recurring issue with gutter punks (the ones that sit there high and ask you for change as you walk by) parking in front of my office (we are near Ichiban).
One of the things I have said to them to get them to go is to remind that them that essentially, I am doing the same thing. Please don’t crowd.urbanrealtor
ParticipantI would venture to say that I am probably one of the only people you know with an actual informed opinion on pairing fried crickets with Sake and weed.

ParticipantIf you have a chance, I recommend reading the various writings of Aaron Cometbus (google him).
He was for many years an enthusiast and chronicler of the sustainable punk life and has eaten hundreds of meals from dumpstered veggies. He also managed to turn me off on it forever.
And I eat some weird shit.

the seller (Liebke) signed the property over to Brookside Land Trust which shows Frederick Licht as trustee.
According to the internets, Licht is affiliated with Ultimate sports (formerly surgical laser, inc).Basically, it looks like there is a dude (licht) who forms trusts who probably have one trustee who has a BK and thus can postpone the REO indefinitely.
Its a common (and generally legal) scam here.
Makes it very hard to close and stretches the process out years.
Incidentally, the owner resides in LA now.
Probably, he should just rent this place out and get what he can while he can.
My two bits.

ParticipantHave you decided what you are replacing it with?
I would recommend a sith regeneration chamber.
Those can be pricey though.December 16, 2011 at 9:05 PM in reply to: Letting owner to stay in the house after escrow closing – #734771urbanrealtor
Participant
Thanks a lot for your views/comments. I too wanted early Jan closing. But sellers’ lender bank put 30 days closing/funding condition on the short-sale approval letter while we requested 40-45 days.
My agent (and owners’ agent too) explained short-sale approvals usually come with stringent conditions such as this – and very hard to convince the bank’s contract negotiator so I had no choice.
I understand the stupid restrictions.
As a general rule, I never let anyone stay a and pay in this kind of situation.
It makes them into tenants.
If someone stays uncompensated, then it is a license and can be terminated without a full eviction.
Situations vary though.
So that might not have been appropriate here.
If this dude stays, you can evict him but that will take several weeks and cost several hundred dollars.
If the seller does not move in a way that is consistent to what they have agreed to, then move quickly to retain an eviction attorney.
Remember, these guys are used to living for free and their credit is already damaged.
You can’t threaten to hurt them more.urbanrealtor
ParticipantThis is a post I think anyone not using a buyer’s agent should read.
Yes.
The double-ending agent was supposed to represent your interests as well.Banks and REO agents will tell you that they have no obligation to disclose anything ever.
That is not entirely true.
They are not obligated to disclose things that they could not reasonably be expected to know.
Like are the neighbors they have never met cooking meth.
However, if they fucked with the drainage to deal with water damage problems that is very different.
Here are the names of 2 good attorneys:

I think its Doug Manchesters fault.

The one-sided political dude gets banned but nothing about the jews-control-the-media-and-banking-and-hate-Ron-Paul?
That seems weird.
Is it because the they were Jewish sharks? or Zombies? Or Jewish zombie sharks?
I have nightmares about those.

Participant
Commissions are negotiable. I would tell the agent that you would like to work with him but that you will only pay 2.5% commission. Depending on the price of the home he will still make a nice commission.
I don’t understand the original post.

Why does your name keep showing up without a post?
I like the new ignore feature. Now I can respond to you folks and not bother with the rest of the content… Can we talk about zombies?
On the topic of zombies.
I just downloaded a new Ryan C. Thomas novel.
http://www.amazon.com/Hissers/dp/B005EJFVEC/ref=sr_1_1?s=digital-text&ie=UTF8&qid=1323622896&sr=1-1
Lot of people really like it.
We shall see.
His other novels are pretty fucking awesome.
Considering the lack of good writing in the cheapie download zombie genre, and considering his usual product, I doubt I will hate it.
