ParticipantBrad Ramos is barking up a dangerous tree that can turn around and wipe out his towns budget. He is trying to pierce the corporate veil, but the mechanism being used does not do it correctly. Ramos can hold the banks, as a legal entity, responsible for the upkeep. He can fine them too.. and then take possession of the property in question due to unpaid fines. What he can’t do is arrest the CEO or bank officers. They don’t own the property. The legal entity, the bank, does.
If he does, he will be hit with false arrest charges, abuse of authority charges and then hit for damages as well as effective lost wages of that individual. The sheriff will lose in court… very quickly and very badly.
The correct way is to fine the property and then when fines are sufficiently large, take possession of the property.
There is a nasty side effect on all of this to the individual home owner. This will be an army of people who check that you are properly keeping a property to their standards, and you could be fined and possibly your property taken. Pretty nasty extension of a HOA, but in this case the city is acting as an HOW but with no upkeep responsibilities on their side.

ParticipantVote for government ineptness.
Too many equal choices then… too many to choose from.
The talking points of the left seem all over your comments. The GOP has not moved to the right. I’m 50 years old and I can tell you both parties have unmistakeably moved to the left in my lifetime.
I am nearing 50.. and I have found that the GOP has done both (moving right and left). They have moved left fiscally and moved right ‘morally’. I quote it for a reason. The GOP used to believe in staying out of your bedroom… now that is starting to be in question.

ParticipantI think some of the crux of what was happening on the listing, including the ‘tap dance’ by the broker.. or should we say ‘side step’ is being missed.
Banks don’t have any real experience in selling houses, their experience is with financing. If they want to move a house, they will ask the RE broker they are working with, what the comps are for that house.
Lets say the broker comes up with the ‘comps’.. and bank says to put it on the market. The deal is done inside the brokerage without giving anybody else a chance to bid.. is that ethical? Normally a broker would want to get as high a price as possible.. unless they are getting it for themselves. Their commission is a percentage of the price they get. People selling will not mind a 1 week wait for the MLS.. neither do buyers, unless they are certain the price would get bid up, possibly above what they would bid on it.

ParticipantSome would argue that the evangelicals represent that ‘fringe’ portion of the GOP. Can the GOP win an election without the evangelicals?
Simply.. yes. That is if the GOP gets back to their original roots. If all you have is an evangelical position, that is almost all that you will have left to vote for you. Consider this, what if the GOP drops the fringe to embrace the center? Where are there more voters.. and who would the evangelicals end up voting for?
