Was hoping to get some sagely advice from posters on if I am getting a good deal or what I can negotiate down. Thanks.

Bought a home in 2010 at 4.5%, 30 year fixed. Working on a refi on a 30 year fixed at 3.75% with 0 points and 0 fees. However, going through the process there are third party charges (title, appraisal etc) that I have to pay. These are totaling $1,915 and also another $478 for the escrow account waiver.
