Almost all the slow down was in the north east.
(sales down 17% in the northeast).

Anyway I have been buying a little silver below $15.
I don’t think I would put more than a few percentage into it myself but that is just me, (maybe if it gets below $10 I would be willing to add more aggressively).

We built almost nothing the last 10 years, and currently we are only building 2/3’s the amount needed to match population growth and replacement etc…
In short No flood.

ParticipantA lot of it is Farm land some of it is military but they have 3000 sqf homes going between 500 and 600K walking distance from the beach.
They are there and available.
Yea county line, but on the L.A. county line there are homes going for between 2-12 million with similar distance from the beach,
That’s the odd part. and you could get to L.A. in about a hour from either location.

A house with the same view same distance from the water is like $2 million in L.A. county, same house same type of location is like $500K 10-15 minutes away in Ventura county.
And they have LOTs of undeveloped land right on the coast.

Lower RE prices are not really in the local or national Gov’s interests.

ParticipantThe one housing segment that they are building enough (or even over building) is the higher end of the market (over 1 to 1.2 million) or so.
They are definitely not building enough condos under 300K or SFH under 500K.
At least not in SD county.
I think they will be building quite a few in the next few years along the I-15 600K to 900K homes in north county though.

ParticipantThere is probably only a hand full of condos less that 200K in all SD county IMO.
It’s very simple (not enough new housing has been built).
Maybe that will change in the next few years, but right now there is starting to be an extreme shortage.

I think it’s more just a protest vote that is sending a very clear message that seems to be falling on deaf ears.

ParticipantThe Smog check thing is a scam setup to get people to buy new cars etc… IMO.
I have a friend who moved to a small town in nor-cal (to retire) where they don’t have the smog test requirement.
I am kind of envious of him (especially at smog test time).

ParticipantIf you’re into greens if you go to Zions or some of the smaller Mexican markets they have astounding deals usually on most vegetables.
We try to go to one down the road from us once a week or so.

ParticipantNo Way, the whole roasted chicken can’t be beat IMO.
Plus they have the best prices on some items like Vitamins, Cereals and coffee etc…
And I would not know how to dress anymore, all my clothes come from Costco from my socks, shoes and underwear, to shirts and pants and jackets.
I would be miserable.
I go to best buy, amazon or Fry’s for electronics however.

Probably why most grown kids keep close to their parents.
I know more than a few boomers who take care of their grandkids.
