Just my two cents, I am no expert BUT !!! , First rent has been going up big time, and rent is 30 or 40 % (don’t know the exact figure) of CPI, so I don’t see the fed lowering rates anytime soon, as for a soft landing, I think you would first have to have a lot of people who could afford to buy these over priced homes, and that not likly to happen in my opinion.
They may get the loans but then you just have to deal with the comming forclosures sooner or later.
Deal with the problem now or deal with a bigger problem later, it’s 1996 all over (Your move Ben).

I have seen HOA dues this high in San Marcos area and all you get is landscaping on the parts (not anywhere near your property) no one cares about.

Almost too bazaar for words, I personally don’t know anyone wanting to put a lot of money in stocks right now, or who thinks the economy to going to shoot to the moon (even the fed says growth is slowing) so whats up !!!

Yea smells like a dead cat alright, really don’t see speculators jumping in again (got to get about 15% to make a profit I figure), And I sure as heck don’t make enough (even if I had a six figure salary) to buy a decent house to live in (30 year fix 20% down). So I would say that this horse is good and dead and won’t be getting up again for awhile. But that’s just my opinion.

Dude , I sold My Valencia home of 12 years in December 2004, Moved to a house I had bought in Temecula in 2002 (almost same town as Valenca ‘weather etc ..’ but you get a lot more for your money). I can really relate to the stress issue with the wife. (Man can I relate). Looking to get back to Ventura, or maybe North SD somewhere when and if the crash occurs. Good luck to you.
