Unless you desperately need a home to live in (NOW), IMO you would be an idiot to offer more for a house than you think you could sell it for next year (or next month for that matter).
IMO It’s like going to the store hungry, your not going to make the best choices for food purchases. You got to be willing to walk away if the price is not where you will be able to resell it and get you money back.
(this includes all other costs, so you will need at least a 10% – 15% cushion in most cases IMO).

Another for the last post,
Only about 50% of the engineers that were laid off from my company in the last 3 years have found work in the North L.A. area as engineers (maybe not so good a market for engineers in L.A. as SD ???) , anyway the other 50% most have become real-estate agents, some work at places like Home Depot, left the area or retired .
Sad state for engineers in North L.A. it seems.

Yea they have been laying off in my company over the last month or so (TelCom Test equipment), One of My colleagues got a Job at Cisco in San Jose.
Said why stay here, A lot more Jobs in Silicon Valley than (North L.A.) and houses are about the same these day’s (She was renting in Nor-L.A).
That used to be why companies and people came here in the first place from Silicon Valley. The housing was cheap.
Not much of an incentive these day’s I guess.

Maybe that cheap money (Borrowed) used to finance the purchase of these companies isn’t going to be that cheap in the near future ???
Or the companies to buy not all that cheap either
Just a thought ..

Yea it worked in the past (few years anyway), don’t think it will work this time.
Anyway, I am in no hurry, can’t see speculators getting all excited either (I think you got to see about 15% a Year before speculators can make much if any money).
Yawn !!

I have heard it said, be careful of Mechanics who display Christian symbols in their lobby. (the little dove or plastic cross etc…).
It’s not that the Christians are corrupt, but they are targets for corruption.
