1) are Young people willing to commit to 3-5 year apprenticeship (and do really hard physical labor)?
2) Is SD willing to let builders build?
If there is not enough, there is not enough.

“builders have not kept up with demand for more than a decade”Boomers retiring and millennials uninterested in building trades to me means there is a big crunch coming.
Some will call it a bubble, but it will really be more of a crisis that there is no easy fix for.
Call boomers what ever you want, but at least they were willing to work really hard.

ParticipantSeems to me there was even more pressure to work more and longer in the 80’s and 90’s than there is now.
Heck Cisco and Juniper will even pay you if you work weekends now days, they did not do that in the 90’s.

I don’t know the exact numbers but there are probably 3 homes being built in RSC for every 1 home being built in SDC.
I Think in SoCal at least, the suburb will stay the growth story over the next 20-30 years.

The people who commute in from the city we have were mostly originally from Europe so maybe a cultural thing.
I should add they are well off as well, not something most people would do (or could afford to do).
Anyway, Your Average L.A. area enginerd mostly will be found living in a exburb.
Doctor’s etc… maybe a few will live in Westwood.

ParticipantYou can live in a nice (expensive) area of the city, but most likely you need to commute to the suburbs for your Job.
We have several people who commute in (I should say ‘out’) from Westwood even Beverly .

I have had shoes that did this, Seems they are like peanut butter, they last a long time but have a definite shelf life. the plastic/rubber just deteriorates after a while (they were really nice/expensive shoes too).
Maybe if they are vacuum packed LOL.
But at the same time I have had Costco Sneakers in the garage 10 years and they wear just fine, it a materials thing I guess.

ParticipantAfter the inspection period you have to get them to sign a “release of all contingencies”, somehow they will always find some Idem they could not inspect so will not release “all contingencies” but they may try to fool you by releasing some etc…
It’s a lot more complex then most think.
especially when YOUR agent is NOT on your side.

ParticipantSure but it is a betrayal of trust if the sellers agent is NOT on the sellers side, anyway just be aware it may not sell and they may just leave you hanging and this type of thing happens a lot more often these days (and NO you will most likely never see the Deposit money).

ParticipantWhat you need to beware of is scammers who first offer quick close (all cash to lure you in), then use delaying tactics during inspection to try to find another buyer at a higher price for concurrent (same-day) close.
Somehow the earnest money NEVER becomes earnest.
I have seen it happen, so beware.

ParticipantIMO some agents are more interested in selling to flippers than getting the best deal for the sellers.
Owners/Sellers beware.
Also beware if they try to use all cash quick close.
The sellers agent may not be on the sellers side, Just saying (get good help as JTR says).

ParticipantL.A. County is more about large City sized suburbs that surround the Main city.
The Main city has lost most of it’s influence and industry to the outlying suburbs (the only thing left of importance is the AirPort and the harbor).
