It’s a double edged sword Bsrsharma, older houses can have their issues as well. The last five years the builders were making plenty of money so the quality was pretty good, the mid nineties saw very little builder profit so a lot of corners got cut. Todays windows, copper pipes, insulation and fireproofing are reasons to weigh newer vs older construction. S.D. is totally right about the emotional buyers in new developments but don’t just assume that anything over 5 years old is better, always research the crap out of anything you get serious about. SD, isn’t it true that if a buyer places a deposit based on the builder pre-qualing them and the loan program or the lender vanishes during construction that the buyer is usually refunded their deposit. I know of people who were given their money back recently because the 0 down programs available two months ago went away due to the lenders changing their rules, not the buyer changing their mind.

You’ve got a hedge bet in case we are all wrong but if we are not and you lose 20% value, so will your move up house. If things really tank, you can get the move up house without a jumbo and keep the starter as a rental. I say all three scenarios are covered by staying put and selling now may be a little late and placing all your bets on one scenario, a year or two ago it was a good play but sales are slower now. The other thing to consider is that you don’t have kids yet and you both work, getting abigger house and then having kids doubles your expenses and halves your income, if you can afford your current house on one earners income you may want to extend your stay in the starter home. Having kids can be stressful enough, better to do it with a comfortable payment. Move up if things get real cheap and don’t worry about it until they near school age, it’s irrelevent to a baby where it lives as long as it has someone with them and that someone isn’t pulling their hair out and taking meds because of the stress.

Josh, good tips, haven’t tried the avalon but will. The yountsville, lot 35, fortunatley is one of the larger releases at 10k cases, so you have some time to sample, lot 38 has only 500 cases worldwide so that one requires parking lot tastings.

They are numbered by lot, none are grown by cameron, he’s a broker, every costco get only a few dozen cases, once they are gone, that’s it, never again and sometimes they only last a few days. Then a few weeks later another one is released. Cool business model, no marketing, costco prepays for his entire stock.
I don’t know if costco makes much margin but the gimmick makes me drop into various costcos whenever I pass one just to see what they have. I am not quite to the point where i buy one and drink it in the parking lot in order to decide if i need to get back in line to buy a case but it is getting close. More than once I have retuned the next day only to find it sold out forever. There is a reason costco is the largest retailer of wine in the world and their latest trick will cement their position.
Don’t want to play the cameron hughes lottery, J. Lohr cab is always there, always about $12 and always good. Jump up to the wood crate area and, well, that area is like porn for me and I won’t even get started or I’ll need a shower.
