We felt the same way. Much better deals can be had elsewhere (UTC, Scripps Ranch). Paying $3,000/month for such a place (assuming 20% down payment, tax, HOA incl.) is crazy!!

ParticipantEven though the homes in Santaluz are beautiful and the surroundings serene home prices are still too high and the taxes and fees are almost prohibitive. Better deals can be had in RSF or LJ where there is no MR.

The prices range from $500 – 570k. We were surprised how many units have already been sold at these high prices as we didn’t feel that the neighborhood was attractive at all. Also, the units were packed densely together and made us feel “claustrophobic”. One of the model units faced a restaurant and the vent was blowing fumes from the kitchen to the balcony.

ParticipantThe real problem is that as long as they can find buyers who are willing to pay the full price they don’t have to make any concessions. It looks like that buyers are out there. The Mello Roos, HOA and landscaping applies to all the new homes in Stonebridge.
