Participant$275k less 50% for taxes = $137.5k/yr = $11.5k/mo
$11.5k/mo – $3k (loan) – $6k (back tax) = $2.5k/mo
Looks a bit less good, no?

ParticipantHe mistakenly made payments to the university — what happened to THAT money: it didn’t just evaporate. Someone was a gonef here.
I’m surprised that he doesn’t just bug out and head back to his birth country — I’d be surprised if they’d extradite a native-born citizen and he could live very cheaply there.

ParticipantAs to shared bathroom, don’t get me wrong, I grew up with 7 people and 2 bathrooms. So I know how it feels personally. Which is why, if I can affording, I don’t want to put my kids through that. That’s unnecessary stress and confrontation.
Or a Spartan training, which is why NY’ers and NJ’ians are generally tougher than Californicators 🙂

ParticipantLincoln was an asshole — we should have let the South go. Buh-bye and good riddance.
I’d personally love to see NY and NJ secede and become the Switzerland of North America — banking industry open to money launderers, drug lords, and tax evaders alike. Won’t happen, but it’s a good wish.

ParticipantDon’t I know this — I actually got my a$$ burnt earlier in the year. It’s a casino out there.

ParticipantWell, some bum-losers did buy property at 1.5-2x current prices back in 2005-6. They’re now showing up on homepath.com and auction.com — every property needs its 15 minutes of fame.

ParticipantOr you’ve been saddled with a broker who has a “reputation” and is not being taken seriously.

ParticipantGood for your. Which is why you’re there and I’m here. You can’t pay me enough to live in the NE. I rather live in a 3/1 in SD than a 5/5 in NYC. I would hate myself every Winter and Summer.
Summers can be hot, but some winters are awesomely beautiful. Ever been cross-country skiing in Central Park with 6″ of snow and another foot coming? Try it some time.
Though I have to say that skiing in Mammoth Lake >> skiing anywhere in Vermont or Quebec.

ParticipantYep, screw the environment for cheap. WOOOOHOOO, America! Think of it this way — your 45 min shower is equivalent to driving 10-15 mi on the freeway. Yeah, solar is a good answer.
Doesn’t change the fact that I’d rather have a 3/1 in an area which I love to a 4/3 in a subpar area. Not a huge fan of the Bay Area though I think it’s pretty, but I can see the attraction. It’s sort of the holy grail and Mecca all rolled into one for a certain type of techie.

ParticipantUnless you have a solar tank, you’d still be using 10-20 kW, just deriving the energy from burning natural gas (yay for dirt-cheap global warming from fossil farts!!!) rather than electricity. kW is a measurement of energy consumption rate (kJ/s), not necessarily in the form of electricity.
1kW = ~3400 BTU/hr. It would be simpler of Americans actually got the Metric system and didn’t stick to their antediluvian system of engineering units, but so it goes.

ParticipantAgain: standard of living is more than the ability to take 45 min showers. Super wasteful anyway, considering that heating shower water uses about 10-20kW of power as long as the shower is running.
Besides, even if you buy a 3/1, how hard is it to add a 2nd water closet and shower somewhere down the line? It never really gets super cold, so you could even put an extra shower outside, which is great if you’re coming home from hiking or whatever.
