ParticipantI’m not sure if the poor work less — if you’re being paid $8/hr, you need to work a lot MORE (often two jobs) to make ends meet than if you’re making $50/hr.

ParticipantNope, just have multiple offers sitting in the short-sale bank-approval stage at this point. Eventually, one or two will go through — they’re all good properties, but I’m not in a giant hurry to buy. I already have a roof over my head and no plans for kids in the next year or two, so there’s every reason to relax and enjoy the ride.

Participantspdrun, just out of curiosity, do you structure each of your purchases under a separate LLC, or all under one master LLC, or do you just own all of them under your name?
Well, I only have two and both are under my name, but that’s what several mortgage brokers told me when I put an offer on the resdential+commercial short sale property, so I’m passing the info along 🙂
I would definitely like to hold future properties under an LLC if possible.

ParticipantOnce you go 5+ units or commercial, getting mortgage/insurance with corporate ownership becomes a LOT easier.

ParticipantJust like NYC, the “big coastal cities” in CA are major points of entry for immigrants — that’s what makes them interesting and great. I don’t know if replacement via immigration is a new phenomenon, and there’s nothing much wrong with it.
As far as the rich in-migrating, this is a good thing, no? Builds tax base. And any concerns about taxes tend to be trumped by CA being an amazing and beautiful place to live once you have a certain amount of money.

ParticipantIt’s interesting to note that in the Germanic countries, parents are yelled at by school officials for NOT letting their kids walk to school alone — kids are expected to learn situational awareness and independence at a young age, and hindering that is considered unsafe.
Funny story: my mom lived with her grandma and mom in a small apartment after WW II — grandma used to send her out to the newsstand on the street to buy a pack of smokes for her. When she was four 🙂
I think the East Coast is also more relaxed than CA about kids going out alone. The mildly annoying sk8ter punks who hang out on my street seem to range from about 8 to high school, and most kids in my NJ hometown are walking to school (alone or with friends) by 9 or 10. It’s a small city, so no busing offered nor required.
I know I was biking to meet friends at the beach by that age as well, and yeah, we had homeless weirdos and druggies kind of like OB.

Anyway, $200/bbl oil would be good for the US and world in the long run, since it would encourage a move to renewables, nuclear, and other clean sources. Here’s hoping for some sort of manufactured crisis that makes that happen, both for my bottom line AND the long-term good of the world.
