ParticipantI confirmed that I was a US citizen when I was stopped in CA — twice in the same week. I refused to answer any other questions as to destination, length of stay, etc; the more so because I was just road-tripping the time I was questioned, and really didn’t know those answers precisely.
I have to say that my weirdest encounter with USBP came on the Canadian border, re-entering VT from Quebec. I mentioned that I was visiting a friend, and the little dickweed Napoleon (French name, too) kept grilling me whether she was my girlfriend. Last I checked, unless I was smuggling her into the country in my trunk or had drug-resistant syph, it’s not illegal for me to boink a Canadian.

Negligence? That’s about as negligent as someone randomly hosing a crowd down because he claimed that he thought there was a Yeti standing in the back. Attempted murder. Either that, or ship them off to a loonie bin.

ParticipantIf southern5footer is new to the area, why not just buy SOMETHING? One can always “change their mind” about owner-occupying what they bought, rent it out, and use it to supplement rental income. There are still some 2-bedroom units out there that will cash flow.

And correct me if I’m wrong, but the property manager’s distribution is the gross rent minus their fee. Owner still pays taxes, common charges, and mortgage directly, no? So the withholding would be closer to a percentage of the gross rent than that of the the net income. And unless an exception is granted, Jerry’s Pigs will owe the owner at year’s end, rather than vice-versa.
Personally, if either of my offers in CA go through, I have no intention of using a management crook.

ParticipantIt’s a farkin’ 1/1 condo. How much “management” is actually needed, other than finding tenants? As far as basic maintenance, either find a tenant who’s somewhat handy, or put a clause in the lease that all repairs < $300 are on the tenant. (i.e. the if-the-toilet-is-plugged-plunge-it-yourself rule). Added benefit is that a management company is required to withhold an excessive amount of taxes in CA, whereas a tenant could just mail checks directly to you out of state. (And yes, you're still expected to pay taxes, but better to PAY than give the pigs in Suckremental a free loan for 12 months.)

ParticipantMy apartment complex (in NY) works as follows. They pay Time-Warner cable for service, but that just means coax to each apartment and a basic signal. No cable box, but you can get CNN, C-SPAN, al-Jazeera, basically all over-the air channels, NY1, etc in clear-QAM if you hook up any digital tuner. Internet is separate as is phone service (get both of mine through Verizon).
Dropping cable service wouldn’t affect pricing for phone and Internet — the bundles aren’t appreciably cheaper in my building than in any other NYC apartment.
