ParticipantUnless they find a massive strike of oil there, northern CA will still be sleepy, quiet, and relatively cheap in 20 years. Too far from SF or Portland to become really suburbanized.
Think now much northern New England’s population has changed in 20 years, and you get the idea.

Honestly, that sounds like parts of Maine. Keep in mind that the distance between L.A. and Arcata is about the same as between D.C. and northern Maine.

He might be well-advised to keep a line of credit against the house, of course, for emergencies.

ParticipantOther than housing costs (and if you have a paid-off home by the point of retirement, you have that problem basically licked) what makes San Diego particularly expensive? OK, gasoline is about 25% more expensive than in the rest of the country, but you’re not paying for energy in other ways, since HVAC costs are minimal.
Food and other goods didn’t strike me as being horribly expensive in SD. Yeah, you have state income tax and sales tax, but it’s not huge in the grand scheme of things.

Personally, I think that cars (and fuckin’ Jetskis) should be kept as far away from the beaches as possible. Let them ride bikes, walk, run, or sail!
Inaccessibility is why I like Black’s in San Diego. The 200′ foot climb up/down a cliff keeps a lot of people out.

ParticipantAFAIK, you don’t need to send in the 1098 in when you file. Figure out how much you paid in interest last year, deduct it if it puts you out of the standard deduction range, and worry if you ever get audited.
1098/1099 is a convenience (for both the gov’t and you), not a necessity to figure your taxes. Yeah, you could sue, but don’t you have better things to waste your time with?

ParticipantI’m not disagreeing with you on a national level, but in my experience, SFR prices in SD are sufficiently high as to render the lack of condo fees moot.
i.e., you can get a higher rent per $100k with condo fees subtracted on a condo than the rent per $100k on a house. If it’s a cash buy-and-hold, the lesser ability to get a mortgage on a condo vs an SFR is moot.

ParticipantMaybe. Crazy Janet is only one part of the equation — there are two voting seats changing on the FOMC that are being filled by quite conservative regional bank presidents. The makeup of the FOMC as a whole is getting more hawkish next year, thank G-d. Plosser and Fisher are both good men, and a good restraint on the Berkeley moonbattery of certain other people.
