But considering incidents like Abu Ghraib, there are some that did (with the blessing of higher authority until the dirt came out) and probably will. I’m not accusing him of torture either, but I do feel she was dehumanized by his actions.

Participant(1) Listingbook and SDLookup come out to the same thing as far as comps. Only thing you’re really missing are confidential remarks.
(2) If you want to buy a property and you’re coming in without a buyer’s agent, you can negotiate that the seller’s broker gets their split of the commission (i.e. 2.5-3%, same as a co-broke) and you get a discount anyway.

ParticipantWhat about being effective, but not going out of one’s way to be an arsehole as this guy seems to have done? Or if you do, make sure it’s not being recorded for posterity.
BTW, one example is the second guy shot by cops in St. Louis. He was holding what looked to be a tiny knife down and yelling “shoot me! kill me!” Instead of treating him like the loony he was, and retreating back into their truck while trying to talk him down or call for backup with Tasers, the cops chose to yell, then empty nine or ten shots into him.
It shouldn’t always be a matter of “winning” the situation, but of creating an outcome where carnage is minimized.
Interestingly, speaking of hated professions, traffic agent cops (the people who direct traffic and give out fines, probably one of the most ungrateful jobs) are unarmed in NYC. You don’t hear of them dropping like flies from gunfire.

ParticipantActively doing and saying things that annoy the people being policed (rather than just policing them) won’t help G-d and Sonny Jesus in this quest. It’s hard to police an area with a large concentration of crims. It’s impossible if even the decent people come to dislike you.

ParticipantA family friend who survived a Soviet concentration camp as a young child, and then wandered with her family for the first 10 years of her life (since they were stateless after being expelled from the USSR) turned out to be a hoarder. Maybe privation at an early age encourages people who are already susceptible to start hoarding.

How about making an effort to hire cops from the neighborhoods that they will police, and requiring them to live in the same town that they work in? One is less likely to hate the people whom they interact with if you interact with them outside of the job.
As to the idiot who went on a rant, maybe he should look in a mirror and start shooting at the person in front of him. Sounds like a healthy dose of meth-crazed self-hatred there.
How does he reconcile “defending the Constitution” with wanton murder anyway?

Honestly, I like fun cars. I couldn’t care less about HP — handling is what matters to me. If I want to go fast, I’ll do so on two wheels.

ParticipantWhy do you need a broker’s license for what will essentially be FSBO transactions? Seems like a waste of time and money.
If you own the property, you don’t need a broker’s license to sell it. Just go with a flat-fee broker if you need it on MLS. I think some escrow firms will even provide a contract and draw up the required legal forms.
