BTW, my closed sales volume this YTD is 3X last YTD and my listing inventory is several million dollars. All are realistic selelrs with huge equity psotions relocating out of the area to less expensive markets and have no illusions about renting them out until teh market improves. That means they will all sell at whatever the market determines they should. Interesting, I ran into 3 people today looking for rentals because their landlords are selling the single family homes they live in. Might not be a bad idea to start looking for a nice apartment.

ParticipantPowayseller you are one pretty pathetic individual. You complain about personal attacks and then assail my honesty. If anything, I have been straight forward and honest to a flaw from day 1. The only place I disappeared into the woodwork today was my place of worship, two children’s parties, 5 productive hours of work and then a bbq/pool party unlike you who spent this wonderul SoCal day at her keyboard spewing bitterness and venom. I value my privacy and unlike you, I am not foolness enough to provide enough specific personal information to allow myself to be indentified.
You make assumptions about things you know nothing about. For example, John Lundin in San Marcos sold 10 homes YTD in 2005. In 2006 he has sold 11 homes YTD and an increase of 12% in $ volume. HIs earning are up 12% this year not down 35% as you surmise. He currently has 3 more in escrow and about 10 active listings. John is well on his way to beating last year like myself.I don’t understand what drives you, but basically it boils down to 1 of 3 scenarios.
You are a fine person and are very tormented by the personal damage you beleive is coming to your fellow man.

ParticipantYes I have lived in other places as an adult and have spent alot of time in many parts of the US. I have been to every state in the country and have friends in many of them. I know what it is like to live in places like Chicago, Miami, NYC, DC, Dallas, Houston, denver, SEattle, Ralieigh/Durham etc. My viewpoint comes from years of living here and talking to people who live elsewhere. I have almost never heard anyone say anything but great things about SD and that they would like to live here.
I apologize if it was taken as an insult to Omaha. Quite frankly, I’ve never been there. My point was that it is not anywhere on the lists of the best places to live that I have ever seen and surely not on the tip of the average american’s tongue as a place they would desire to live. Home prices are very very low there and certainly not a place I’d compare to SD as a comparable place to live in any regard. Nothing against it, I’m sure it’s a nice place to live. Once again, my apologies if you took it as an insult.

ParticipantPS..it just shows how little you really understand about this business. There are thousands of real estate transactions every year and this is still a pretty darn good market. If you can do a 10 to 20 you are doing great. Last year was much worse for me. Listings sold well but it was hard to sell buyer’s when you couldnt negotiate with other sellers. There are some realistic sellers out there….they are the ones with properties in escrow! My listings are selling because my clients are selling for the right reasons and are not simply testing the market.

ParticipantRemember Stupid Pet Tricks on letterman…well this is Stupid Lender Tricks from a lender. there is no deferred interest. Basically it works in a falling market because comps support higher prices than are being paid. Here’s how it works. Buyer negotiates price and adds 12 months payments to the price. Lender lets seller credit buyer and pre pay the first year. Buyer has a bigger loan but gets interest writeoff for first year without making payments.
My thought…if you dont have the $$$ for the 1st 12 months of payments you probably shouldnt be buying the house.

ParticipantCall the office and ask to speak to the Broker in charge/Manager. Your agent does not bear the ultimate responsibility for this transaction but rather the broker in charge does. Thats who you want to talk to.

ParticipantPoor assumption PS….My income is up and I’m on track for my best year ever. I have turned down a few listings myself. Interestingly, after finding someone who told them what they wanted to hear and twisting in the wind at least one and probably two will be coming back. Unfortunately, the price will be lower than it could have been in January.

ParticipantI dont know the quality of your representation was but PS your agent should have been communicating with the buyer’s on your behalf. It’s not about control, it’s about protecting you from yourself. Anything you say to the buyer’s is a legal representation and you need to be very careful exactly what you say. Not only that, but I have seen many a deal fall apart because the seller had a “big mouth” and said the wrong thing. The current agency structure is set up to protect your best interests not damage them. Leave it to the professionals (if you have indeed hired one) to protect you from yourself in the future. The pitfalls can be extraordinarily damaging.

ParticipantHe beat the system and deserves credit for it. I never discourage people from trying if they want to but I let them know they too will have to beat the system which is far more the exception than the rule. In a declining market the risks of postponing your sale are even greater. But hey….go for it if think you can!

ParticipantI go to South Florida at least once a year and have been there over 50 times in my life. Last year I got out b4 the hurricane hit and crippled the place for months. Summers are unbearable there. The traffic is far worse compounded by 90+year old drivers that should have their licenses taken away. The violent crime is significantly worse there. The Sunshine Tax on wages is far greater than here and the land is very flat and boring. Other than that I love it! Cant wait to go back this June;)

ParticipantI’ve got no problem with it. If you arent happy here there really is no reason to stay. Go for it and find someplace you’ll be happier…life is too short. It sounds like a good plan. Just plan on 300 to 400K for that house somewhere else. 40 to 50 trips still sounds pretty good.
