I have nothing against Bob. He’s probably a nice man and very bright. What I object to is pimping someone as the source to go to on a board like this. When you do so, I fell obliged to expose you as a fraud.

What i do is not magic. I follow the market closely and listen to what it is telling me. Most agents, buyers and sellers follow what they hope will happen and dont listen to the market which speaks very loudly. What I do for my clients is simple. For sellers, I provide detailed analysis of what has happened in the past and what is happening right now (I network extensively with other agents and usually know what is coming on the market and ballpark sales prices of properties in escrow). When prices look to be heading up, I have sellers price agressively and let the market catch them. For buyers, I encourage them to buy quicker and not pay $10 to 20K more for the next sale. When prices appear to be heading down, I encourage sellers to price ahead of the trend to get a quick sale. For buyers, I encourage them to continue seeing properties and learn as much as they can while waiting as long as they can. MOre to come soon…sdrealtor

ParticipantI’ll get to this when I have a little time. I dont pretend to know what will happen a year from now or longer. However, by following the trends as you do it is possible to stay several months ahead of the market. You seem to do what I do.

ParticipantOne more thought. Researching things on the Internet is not the same as buying them. The fact that 80% of home buyers research homes on the Net means exactly that. I research virtually everything I buy on the Internet but when its time to buy I usually opt for face to face interaction at a retail location or book my flights over the phone directly with the airline or go to barnes and noble etc. The one notable exception would be eBay!

Kiki, carefully observing answered your question correctly. What you describe is indeed a short sale and they are becoming increasing common. The problem with the distress sale/foreclosure market is that most will have little or no equity. The properties will be sold at or slightly below the current market (what ever that is at a given time). Don’t expect huge bargains here. It will take the market as a whole going down to have a real impact.
