ParticipantI agree that 10% off is not a low ball offer but you cant always go up in an offer. If there is another person interested in the home you might not get the chance to buy a home you really like. Of course, AN considers them all relatively equal so it wouldnt apply to him.

ParticipantDavidson does build a superior product but they came to the party too late with their latest project in La Costa oaks and the designs are aweful. All of the other builders sold out long ago there. They started late and missed the good times. I dont know Jim but he seems very knolwedgable and I would tend to agree with him more than not about what he says. Just think he missed the mark on this one.
BTW There is no Hospital Way in Carlsbad it is Hosp Way and they are the least expensive condos in Carlsbad. They were condo conversions a few years ago. Many if not all were sold as subsidized affordable housing. Certainly not a barometer for the overall market in 92008.

ParticipantI don’t know if they are being starved but I was up at Davidson’s project in La Costa Oaks a couple weeks ago and they seemed pretty stressed. Davidson is a high end award winning regional track builder without the deep pockets of the nationals. They released a phase in April and had only sold 1 or 2 homes. They said they had another phase to release but couldnt do so until they sold some of what they had. They were pretty much begging for offers and said they were very flexible for quick closes and as is sales (i.e. no flooring installed prior to COE). They usually build a great product but this one has lousy floorplans. If they have the same situation going on at a few other projects in SD they could find themselves in real trouble. I’m wondering whether they are starting to get calls from the bankers.

ParticipantRecord price for 3Br in Summit went into escrow on 6/6/04 and closed on 7/6/04. The price was $424,900. It sold in 21 days and they only offered 2% commission to the buyers broker. That would be the peak sale.
There is a tenant occupied property currently on the market for $369,000 and its be on about 3 months. Probably an inferior location/property than the peak one and the tenant hurts things also. But surely not worth $50K plus more.

ParticipantJust got back from an open house and had an interesting conversation with an owner of several rentals. He said he has no problem renting anything out except a property by the back gate of pendleton. He also said if we ever got out of Iraq rents would go up at least 10% when all the marines came back into town. he has owned and rented proeprties out in Coastal North county for about 25 years.

ParticipantIt was clear to most of us that the party changed in July 2004. Prior to that anything would sell quickly with multiple offers. However, the time when this was happening was concentrated between October 2003 and May 2004. I think alot of it was emotional and sheer lack of inventory that made things so crazy. People were desparate to find a home and when inventory was in the 3,000 it was nearly impossible to get one. At least one that you wanted.
As I’ve said many times b4. i dont think complex models will be needed. I think it will be pretty obvious to anyone who has been following things fairly closely.
