ParticipantI’m more diversified than most so weathering the market isnt an issue for me. I dont consider myself a top producer but rather a solid producer that cares about helping his clients more than earning a buck. If I lost interest in RE I could quit today with no sleep lost.
I just heard about another alleged top producer whose house will be auctioned on the courthouse steps in about 1 week. At one point he was the #1 Listing Agent in the perhaps the largest community in San Marcos. He had two big problems. The first was he employed a discount 1% listing commission strategy and even though he had quite a bit of volume, I am more convinced than ever that you can’t earn a living charging 1%. Anyone heard of Ipayone lately? They are virtually gone from the market and only lasted this long because of well heeled investors.
The second problem is that he never adjusted to the market changes and kept his listing priced too high. I’ll bet he had 3 or 4 cancelled listings for every one he sold last year.

ParticipantThank you GN but I can stand on my own 2 feet. I am far more productive to society than that clown. I own a couple of non -RE related businesses that both generate well over 6 figure profitabilty as well as delivering vital services to individuals. I donate to many charities, volunteer often as does my wife, am active in my religious organization and have a large circle of friends. I participate in this forum very altruisitcally to share what I have learned about this business and to learn from others. Oh yeah, and I should have one of if not my best years in the business in terms of RE earnings this year.
I can truthfully say my life has never been better or more fulfilled.

ParticipantFYI,
I get weekly NOD reports from my title company and the list is usually about 70 pages long (4 proeprties/page). This week it was only 40 pages long. ParticipantDont know about the others but Lomica is in Seven Oaks which is a 55+ community where homes are still selling close to peak prices. If the others are in 55+ communities you are the one not paying attention.

Its sounds like you’ve got a good grasp on the situation and a good plan. After a year you can re-evaluate things and it might make sense for you to make the jump for other than financial reasons. If you do, just do your best to find the community that you and your family will thrive in. The window of time to really enjoy your kids is so short. It goes without saying that I am a big believer in the American Dream as long as you can afford it.Congrats again

ParticipantSurpring to see a couple lurkers from the islands. Thanks for the advice and I’ll pass it along. I really tried to convince him to wait things out. He’s been there long enough to have wandered down a few dark alleys so I know what you mean in that regard.
P.S. Do either of you know of any good sources of data for the islands?

To clarify I think the NCC area will get hit harder than it has been of late but not as hard as other areas. I believe everything is connected like Bugs and at some point less desireable areas become cheap enough that buyers cannot disregard a much better buying opportunity. Sooner or later everyone has to step in line to some extent and NCC will just take a bit longer due to the relative financial strength of current owners as well as the future steady influx of well off transferees that would like to live here.I know LC Oaks well and actually considered moving there. There were only 4 lots in the entire project that I would consider and even though I was in single digits on the waiting list, friends and family types of the builder were able to snag the super primo lots that I would have moved for kinda like Liberty Station. As it is, I’m very happy where I am and think they probably did me a favor.
LC Town Square when its built will be fabulous and I actually have an indirect connection to the developer so I know a fair bit about what is coming. In general I think it will bring up the profile of the surrounding areas in addition to LC Oaks. It can only help property values in the area though I suspect there will be lots of NIMBY oppposition from LC Oaks folks.
After all is said and done, I loved the houses in LCO’s but didnt feel like it would ever establish itself as a strong community which I value. I also spent alot of time driving around there and the soil conditions are awful. Boulders the size of a VW bug abound under the grading, expansive soil and more. I drove down one street there and it looked like every driveway had to be re-poured 6 months after they were put in. Also, i’m just not one to get caught up in the bigger/better crowd. I’d rather spend more time with the kids, vacation more and enjoy what time I have left on this planet!

I’m far too pragmatic for that. In my eyes one of the greatest joys in life is driving a car you own free and clear. For me to actually drive one, it would have to be really a good deal or I would have to have run out of things that I value considerably more to spend my money on.

ParticipantGreat prices on almost new late model luxury cars in 2008! I may actually treat myself for a change.
