ParticipantJust closed for $1.35M which is $51K above the asking price. Multiple offers no doubt. As it was a bank owned property I cant imagine there was any monkey business (i.e. cash back to buyer).

ParticipantElectrical and plumbing are 10 years if it is builders defect. I’ve had my builder out for all sorts of things over the last several years and they have been gracious in fixing everything promptly.

I sure hope you all dont think I’m a scary whacko. Heck I’m just having a little fun and trying to keep everyone honest.For those new here, the exchanges between PS and myself were pretty entertaining, at least from my perspective. Here’s a little history for how it all got going. She posted enough information about that sale of her home that anyone with MLS access could easily figure out who she was. When I figured out who she was I took here to task for calling herself “powayseller” which is an outright incorrect statement. Her house was in an unicorporated portion of San Diego County and actually had a Lakeside mailing address. It was not in Poway by any definition but had access to Poway Schools. I called her “Lakesideseller” and “PowaySchooldistrict seller” and it infuriated her. She got caught with her hand in the cookie jar and never recovered. She maintained that I was a creepy stalker and tried to claim she feared for her safety. I told her over and over that I would never identify her and that she had nothing to fear but her embaressment at getting caught in a lie was too much for her to admit. BTW, I’m about as harmless as they come and can honestly say I’ve never raised a hand in anger to anyone in my life.
Nonetheless, I became the villian and she the crusader of bubblehead rights. It was fun while it lasted until it became apparent to me that she was not playing with a full deck and was far more caustic than myself so about 6 months ago I lost interest in the whole spate. Plus by that time, she had alienated enough people, that it was equally entertaining to watch her irrational rants as a spectator.
I can honestly say, I hope she find peace in her life because she’s not in good place right now. She’s become too infatuated with her self proclaimed pseudo-celebrity status and though she is obviously very bright she doesnt seem to be making smart decisions these days.

2.) She did it seeking attention and we shouldn’t reward her with our attentionIgnoring her seems to satsify both possiblities rather well.

ParticipantBefore anyone tries to throw me under the bus, it was unequivocably not my work. I’m surprised someone hasnt tried to attribute it to me as an attempt to discredit her. I have nothing but the utmost respect for Rich and would never do anything like that. I doubt that it was submitted by her as that seems well below her.
BTW, I am responsible for global warming.

ParticipantThink wealth transfer. I dont know what the impact will be but it seems like I speak with a boomer client ior friend every week that has aging parents in failing health. The amount of liquid assets about to dumped in boomers pockets over the next 10 years is staggering.

I agree with you about the $25,000. Today it seems like nothing while 5 years ago that was considered alot of money. It really speaks to how the runaway prices have impacted our frame of reference.

You miss the point and maybe I didnt do such a great job making it. perhaps this will be clearer.It’s not that the typical home in 2002 was $500K but rather the typical $500K home in 2002 went up to $800K and now sits at $700K. No house worth $200K in 2002 went up to $800K by 2006. I also doubt your friends $420 to 480K homes ever reached a value of $800K.
As for the $300K townhomes in 2002, for about $325K you could get a 3BR/2BA 1400 sq ft 20 year old townhome with a 2 car garage in Encinitas east of El Camino Real. That was my benchmark.

ParticipantAgree with almost everything said re Anderson Forecast. FYI, typical home in 2002 was worth about $500K went up to $800K and now sits at $700K would be more accurate. You couldnt buy a decent townhouse for $300K in 2002.

Short sales 2,021 up from 1,916 last week! Happy 2K day!
Total SD County Listings 16,796 another relatively small climb from 16,534 last week. Inventory really has to start climbing soon or prices will not be pressured anywhere near the amount they were last year.
Quick update on NC Coastal. Active listings climbed about 3% (443 to 460) and pendings (in escrow) are down about 10% (185 to 168). The decline in pendings is likely due to alot of closings on Friday as we are near the EOM.
Here’s the real story along the NCC. This time last year inventory was about 20% higher than it is today and pendings are very consistent with last year. I ran the numbers again to make sure the statistics glitch was skewing these numbers and the impact was nil. This weekend, I saw a bunch of homes go pending with asking prices that seemed quite high. While they probably didnt sell at those prices, they likely sold much higher than I would have guessed 30 to 60 days ago because there is very little on the market. If you are looking for a nice 4BR house in a good area, good luck. I’m not talking about something fancy but rather your basic 4BR house with 2500 sq ft built in the last 20 years. Not much in the way of real discernable weakness here along the coast.
One last thought. If there is a hotter market in SD than Carmel Valley (92130), I’d like to know where. I started tracking SFR inventory there last August. On August 15, 2006 the inventory was double what it is today and the pendings were about half. Anyone waitng for a collapse in prices there should look into getting a nice comfortable chair cause its gonna take a while if at all.
